Psychologically impacted property

On the 20th, the Ministry of Land announced the first draft guideline that summarizes what real estate agents should inform a tenant and buyer “psychologically impacted property” where residents died. It has been clarified that death due to illness is not subject to notification. However, murder, suicide, and death from fire should be announced. For the renting, it is  no longer necessary to notify as long as three years have been passed after the incident. The decision will be made after gathering information from experts by June 18



The psychologically impacted property needs to be notified under the Building Lots and Buildings Transaction Business Law, but there is no clear rules and the specific handling was left to the discretion of real estate companies. Therefore, some tenants even press the charge on real estate agencies. The guidelines are not enforceable, but the aim is to inform the vendors and prevent troubles.

This site says everything about the psychologically impacted property”  It is only Japanese but I send it anyway. I am hoping it will help you to find a non accident property.



Some people don’t care about the psychologically impacted property at all. They even try to negotiate the rent or sales price. They choose it on purpose.
