Experience the Property Tour in Osaka and Nara

This gentleman(Left) is from the CA U.S. He is hunting the Japanese property in the Osaka area. Since he grew up in the urban area he likes suburb or even the country side. First of all we took a look at some akiyas in Nara. Unfortunately their conditions were terrible and they can collapse anytime. Furthermore the area is so inconvenient. Supermarket is too far etc.. we moved to Osaka but not in the center, mountain area. He is narrowing down the property and ready to submit the offer. He brought the affidavit with him. I showed it to the title laywer it was fine. BTW, we talked about baseball a lot . He visited the Koshien stadium after the tour.

He took a lot of pictures and filmed every single property we viewed.
When he toured the houses he was looking at the foundation, roof, and plumbing to spot any signs of disrepair like water damage, mold, or stains. Beyond the big systems, you'll want to check water pressure, storage space, and the exterior condition—including how the yard looks and whether the neighborhood feels right.
He likes the country side or suburb so the nearby supermarket was crucial. We found some grocery stores near the Osaka rural properties.
I advised him to check the exterior and balcony. Most rainy leakings are from them. Regarding the kitchen, sink, toilet, don't expect too much, they could be time to replace since these are pre owned houses. I can give him a ballpark estimate for the refurbishment. I manage almost 20 properties so I can calculate how much it will be just by sight.
This gentleman is even trying to relocate to Osaka. I understand he could be nervous but I think he felt easy at the end of the day.
